Sunset Waves
Sunset Waves is a pair of 29-storey residential towers on Avenida República Argentina, completed in 2021. They were the first project on the 165,000-square-metre site that TM bought in Poniente in 2018.
The story
In January 2018 TM Grupo Inmobiliario bought 165,000 square metres on the second line from the Playa de Poniente, the largest land investment since the company was founded in 1969. For the first two towers TM held an ideas competition. Gea Arquitectos from Elche won against the finalists ON-A and Morph; the jury praised a ‘calm, lasting avant-garde look’. Sales began as early as May 2018: two-bedroom apartments from €275,000, three-bedroom up to €400,000. In two weeks there were more than 40 reservations, 15 of them on the first day.
Waves of glass-fibre concrete
The shape is meant to imitate waves and sails. Bands of glass-fibre-reinforced concrete (GRC) and curved floor slabs form the sweeping profile; the rear façade is in shades of blue, as a contrast to the straight-lined skyline. The edges taper so that the towers look lighter. The design was done entirely in BIM, with the bands adjusted parametrically. North-south orientation, cross-ventilation, aerothermal heating and energy class A are part of it, according to Gea.
Finished in the pandemic
By its own account TM spent around €40 million to complete Sunset Waves without interruption during the Covid period. Handover was in 2021, in February according to one portal. The 268 apartments are considered sold out; penthouses on floors 27 and 28 have their own jacuzzis. The communal areas cover more than 10,000 square metres with pools, tennis and padel courts, a 150-square-metre panoramic gym, a sauna and a climbing wall for children. Then followed Sunset Cliffs, Sunset Sailors and the TM Tower on the same site.
