Delfín Tower

The Delfín Tower is Benidorm’s luxury address in Poniente: 22 floors on the old tennis courts of the Gran Hotel Delfín, a façade of curved ceramic panels, holiday lets banned. Next door the same developer is building the 158-metre Gran Delfín.

The story

The developer is Goya Real Estate, a Madrid holding company founded in 2016 by the Alicante businessman Sergio Vidal Balaguer. In 2017 only the sales office stood on the plot; the building licence was still missing. On 20 July 2022 the tower was finished, and Vidal personally showed guests around the building. 98 metres, 22 floors, with the first residential floor on the fourth or fifth level. 44 apartments were planned and 39 built, because buyers had units merged.

The prices set new standards: from €700,000, and in the 2021 brochure between €840,000 and €1.1 million. In March 2022 a 380-square-metre apartment went for €2.8 million, at the time the most expensive apartment sale in Benidorm. Every buyer received a BMW i3 and an e-bike on top. On opening day 33 apartments had been sold, by November 2022 35 of 39. Around 70 per cent of the buyers are Spanish, many from Benidorm, and most live there permanently.

No Airbnb, but an infinity pool

The owners have excluded holiday lets in the building’s statutes; the minimum let is six months. That sets the tower apart from Intempo, where three nights are allowed. Anyone wanting to rent in 2023 paid €3,950 a month for 100 square metres with a sea view, the highest figure in an idealista comparison of Benidorm towers. At the top there is a 350-square-metre infinity pool, a heated pool with a club social on floors 19 and 20 and a solarium on the 21st floor, plus more than 3,000 square metres of garden, a gym and a padel court.

Curved ceramics and a prize from the king

The façade is made of Dekton Zenith, according to the manufacturer the first curved ventilated façade made of ceramic material. Goya calls the tower Spain’s first residential high-rise with LEED Gold certification, with CO₂ emissions said to be 33 to 39 per cent lower. For this it received the sustainability award at the 35th Premios Macael, presented by King Felipe VI, and in 2023 the architecture and sustainability prize of the newspaper La Razón. Vidal’s ambition: ‘We wanted to create an iconic building that stands out from the rest.’

The tower stands on the former sports grounds of the Gran Hotel Delfín, Benidorm’s first luxury hotel from 1963. The hotel was still operating in 2022 and was demolished in March 2025. In its place Goya is building the Gran Delfín with 44 floors and 158 metres, housing and hotel in one. The Delfín Tower was the first phase of that plan.
